job description Akelius is seeking an experienced and customer service-oriented with strong interpersonal skills to join the facility management team.
The maintenance manager will provide a safe and adequate environment for the tenants and assigned staff of the property. This individual will be required to work on call and respond to building emergencies periodically as required.
The successful candidate will be responsible for maintenance, repairs, building code compliance and overall property standards. - oversee the maintenance staff, building cleaners, landscaping, and trade contractors to ensure providing contractual obligations
- review and approve timecards and PTO as needed
- perform daily, weekly, and monthly inspections of properties
- conduct and oversee ongoing maintenance and reports for apartments , common area , building systems (HVAC, plumbing, electrical etc.), building envelope and grounds
- prepare vacant apartments through turn-over repairs and improvements
- complete and close out assigned work orders by making repairs within the specified time frame
- update work orders assigned as soon as there is a change in the status of the work order
- provide a safe and adequate environment for the tenants, visitors and staff of the property to include complying with local, state and federal regulations and building codes.
- maintain overall cleanliness of properties, including but not limited to both public and private spaces as well as both interior and external spaces.
- provide training and leadership to staff on day-to-day activities, including but not limited to attendance, punctuality, overall performance, and attitude
- oversee external vendors to ensure they are completing their work and abiding by Akelius rules, building rules and Akelius code of conduct,
- ensure that property is completely secured and locked at completion of shift.
- assist in snow and ice treatment at properties when required
- maintain building landscaping
- responsible for the care, maintenance and inventory of all supplies and equipment
- maintain a professional appearance and attitude, with excellent customer service and time management skills
- report any on-site incidents that occur to property manager including a slip and fall, injury, potential injury, police activity or domestic disturbance
- provide communication on ongoing activities and areas of concern to both the property manager and the faciality area manager.
- Maintain and perform preventive maintenance schedules
- be the point of contact for local authorities, agencies and the Property Management team during after hour or weekend emergencies.
- maintenance managers and technician’s roles may be requested to support other properties as needed to fill vacations and short staff situations.
- perform other duties as necessary
who you are
- high school diploma or general education degree (GED) is required
- trade/technical school training or industry related courses preferred
- have two or more years of related experience in a general maintenance setting and or an education in the trades
- personal and reliable transportation to get to various work sites and respond to on-call emergencies
- experience in electrical, HVAC system, plumbing, carpentry, locksmith, tiling, painting, appliances, residential building systems and other general repairs
- able to comply with all company policies and procedures
- maintain professionalism and courtesy with residents and colleagues
- able to regularly lift up to 50 pounds
- capable of standing, sitting, bending and crouching throughout your shift
- willing to work weekends , after hours or nights when necessary
